Why foundations move in South Texas

Much of South Texas sits on clay soil that swells when it is wet and shrinks when it is dry. A long dry spell followed by a hard rain, or a tropical storm after a drought, pushes and pulls on a foundation again and again.

Over time that movement shows up as cracks, sticking doors and sloping floors. It affects new homes and old ones, slab foundations and pier and beam foundations, houses and commercial buildings.

Water makes it worse. Poor drainage, gutters that empty beside the foundation and plumbing leaks all change how wet the soil is, and how well it holds the building up.

  2. Written plan and quoteYou get the recommended method, the scope of work and the price in writing before anything starts.
  3. RepairWe carry out the repair and stabilize or lift the foundation as planned.

Keeping the problem fixed

Repairing the foundation stops the movement. Managing water helps keep it stopped. If the soil keeps swinging between soaked and bone dry, the problem can come back.

As part of the assessment we look at drainage, gutters, grading and signs of leaks, and tell you what we find so you know what to correct.

Common questions

What is the difference between foundation repair and house leveling?

The names overlap. Foundation repair is the broader job of stabilizing a foundation that has moved. Foundation leveling or house leveling usually refers to raising a sunken part of the structure back toward level as part of that repair.

How much does foundation repair cost?

It depends on the cause, the repair method and how much of the structure is involved. Read about what affects the cost, then call for a free written quote.

Is foundation repair covered by homeowners insurance in Texas?

Often not. Standard homeowner policies commonly exclude foundation movement caused by soil conditions, while damage from a sudden plumbing leak may be covered under some policies. Check your policy and ask your insurer. We cannot tell you what your policy covers.

Do you offer a warranty on foundation work?

Yes. Our foundation work carries a 30-day warranty. What it covers is stated in your written quote or agreement.

Can I stay in my home during the repair?

We explain what the work involves, including access, noise and how long it is expected to take, before you decide. Ask us about your specific job.

How much foundation movement is normal?

Small, even settling can be normal, especially in the first years after construction. Movement that keeps going, or that causes cracks, sloping floors or sticking doors, needs a closer look.

Do you repair pier and beam foundations?

Yes. See our pier and beam repair page for what we look at and what the repair can involve.

Do you repair commercial and industrial foundations?

Yes. We repair and stabilize residential, commercial and industrial foundations across South Texas.

What areas do you serve?

We serve South Texas, including the Corpus Christi area and the Rio Grande Valley.
