Foundation leveling, house leveling and foundation repair are close cousins. They all aim to stop a foundation from moving and correct it where it makes sense.

When part of a structure has sunk, floors slope, doors stick and cracks appear. Leveling means supporting the foundation properly and, where practical, raising the low areas back toward level.

What leveling involves

  1. Assessment and measurementsWe map how the structure has moved and find the cause.
  2. A method that fitsWe choose the piers or supports that suit the soil, the load and the access.
  3. Careful liftingThe foundation is supported and raised in steps, not forced.
  4. Check and walkthroughWe check the result and explain what we did.
  5. Fixing the causeWe point out drainage or leak problems so the movement does not start again.

How much can be corrected

Whether a building can return to level depends on its age, its materials and how long it has been moving. Lifting too far or too fast can damage a structure.

We tell you what we think is practical before work starts, so your expectations match what is achievable.

Signs you may need leveling

  • Floors that slope, sag or feel bouncy
  • Doors and windows that stick
  • Gaps at walls, baseboards or trim
  • Cracks in walls, brick or the slab

Common questions

Is house leveling the same as foundation repair?

They overlap. Foundation repair is the broader job of stabilizing a foundation that has moved. House leveling or foundation leveling usually means raising a sunken part of the structure back toward level as part of that repair.

Will leveling fix my cracks?

Lifting a foundation can close some cracks, and others may stay. Cosmetic repairs to walls, brick and floors usually come after the foundation is stable.

Can every foundation be brought back to level?

Not always completely. It depends on the age and materials of the building and how long it has been moving. We tell you what we think is practical.

How long does leveling take?

It depends on the size of the structure and the method. We give you a schedule estimate in your written quote.

Do you offer a warranty on foundation work?

Yes. Our foundation work carries a 30-day warranty. What it covers is stated in your written quote or agreement.
